The technology has become so ubiquitous that it is now a standard feature in new constructions and retrofits, backed by government incentives for energy efficiency.
Yet a growing number of incidents—documented by The Guardian and local fire services—suggests that under specific conditions, these windows can act as magnifying glasses, concentrating sunlight onto nearby flammable materials and igniting fires. The phenomenon, though rare, has exposed a critical gap in UK building regulations, which currently do not account for the optical properties of low-e glass in relation to fire safety.
How a climate solution became a fire risk
The issue lies in the curvature of the glass. When low-e windows are installed in bowed or convex shapes—common in modern architectural designs—they can focus sunlight into a high-intensity beam, similar to the effect of a magnifying glass. In one case reported by The Guardian, a low-e window on a residential property in London’s Islington borough concentrated sunlight onto a neighbour’s wooden fence, setting it alight within minutes. Fire investigators later confirmed that the window’s design was a contributing factor.
While such incidents remain uncommon, their potential severity has alarmed safety experts. "The risk is not hypothetical," said Dr. Sarah Thompson, a fire safety engineer at the University of Edinburgh. "We’ve seen cases where the heat flux from these focused beams exceeds 50 kilowatts per square metre—enough to ignite dry vegetation, plastic, or even certain types of roofing materials in under a minute."

Fire safety campaigners are now urging the government to update building codes to address the issue. Fire services have begun issuing warnings, particularly in areas with high concentrations of modern housing. The London Fire Brigade, for example, has included low-e windows in its public safety campaigns, advising homeowners to keep flammable materials away from windows and to consider additional shading during heatwaves.
The irony is hard to ignore: a technology designed to combat climate change by reducing energy consumption may, in some cases, be contributing to another form of environmental hazard—fire.
